Industrial Urbanism
Manhattan, NYC – March 2022
35 E 4th St. New York, NY.
This live-work space in Manhattan is focused on reclaimed furniture, and features a showroom and double-height workspace on the first floor, with apartments above.
The three levels of apartments are designed to prioritize independent artists, and feature a shared secondary workspace, community room, and gym connected by an atrium.
Above the apartments, family-sized rooftop townhomes have access to a large deck and amenities, including outdoor space for children and a fire pit. A large skylight lets in views to the atrium below.
Located in the Bowery, this project is surrounded by historic buildings dating back to the 1870’s. A high-rise hotel proposal on the site was delayed indefinitely after concerns of vibrations from excavation damaging the fragile unreinforced masonry walls.
To avoid damage to the surrounding buildings, this project contains no basement and minimal subterranean work. Furthermore, the height of the facade follows the datum line of its neighbors, pushing back the townhomes so they are not visible from the street.
